GENERAL TERMS AND CONDITIONS LUXERIJ
- These general rental conditions apply to reservations and agreements with regard to the holiday home de Luxurij row, located at Rondehoek 4, 7963 RC Ruinen.
- In these general rental conditions, the term 'tenant' is to mean the person who enters into an agreement with us regarding rental of the holiday home.
- These general terms and conditions apply regardless of your (prior) reference to any own terms and conditions or to other terms and conditions. We disclaim any terms and conditions to which you refer or which are used by you.
- Agreements deviating from these general terms and conditions are only valid if agreed in writing.
Reservation
- We only accept reservations from persons who are 18 years or older. Reservations by persons younger than that age are therefore not valid and the farm is not rented to young groups.
- After you have made a reservation, you will receive a confirmation, the general rental conditions and an invoice from us within 7 days. We ask you to check these documents for accuracy and to notify us immediately of any inaccuracies. If you has not received a confirmation of receipt from us within 7 days after making the reservation, we request that you contact us immediately to contact us, failing which no claim can be made on the reservation.
- An agreement is concluded between you and us when we have confirmed the reservation to you. the agreement concerns the rental of the holiday home for recreational use, which by its nature is short-term.
- After receiving the quotation, the reservation must be confirmed within 2 days.
- You must be able to identify yourself at check-in if the ages and identification do not match with the booking, the owner has the right to refuse the group.
- The accommodation is not available for groups of young people.
- A minimum of 3 nights to book, this can be deviated from during public holidays and holiday periods.
Wellness
- Depending on the weather conditions, the swimming pool is accessible from April to October.
- The jacuzzi and swimming pool must always be closed after use.
- The winter deck of the jacuzzi must always be opened and closed by 2 people.
Massages
- In practice, erotic massages are definitely not performed.
- Before the start of a first treatment you may be asked a number of questions regarding your sporting and medical past.
- In case of doubt about an existing condition or injury, the performing masseuse can stop the treatment and refer you to a doctor. Follow-up treatments are possible as soon as your treating physician agrees.
- If you are already under the treatment of a doctor, therapist, specialist or the like, or if you are taking medication, the masseuse can give you ask whether you consult with this doctor whether a massage can be applied during the treatment period.
- All your personal and medical information will never be provided to third parties without your permission.
- The practice is not liable for damage or loss of personal belongings.
- Ethics and hygiene are highly regarded within the practice. de Luxerij expects its clients to take care of this as well wear.
- From a hygiene point of view, it is expected that you have showered just before the massage treatment. That's not just for the masseuse more pleasant to work, but also for yourself to undergo the treatment.
- Mobile phones must be switched off during treatment.
- If you withhold information about possible illnesses, injuries, etc., you cannot hold us responsible for the consequences during or after the massage.
Payment
- We request that you transfer 50% of the rent and deposit to us within 7 days after the invoice date. The other 50% of it total invoice amount must be paid a month before arrival. If your reservation is within 1 month before the arrival date you must transfer 100% of the invoice amount to us at once upon receipt of the invoice.
- You must transfer the deposit and/or payment to Iban: NL24 RABO 0139 9356 06 in the name of Luxurij in Ruinen under stating the invoice number.
- By paying an instalment of or the entire rental sum, you confirm that you have read and hereby read the general rental conditions to agree. The rental ends automatically after the agreed period has expired.
- In the event of late payment of the amounts invoiced to you, you are immediately after expiry of the term for payment in default. In that case we reserve the right to cancel your reservation and the to dissolve the agreement.
Deposit
- The deposit is € 750 per stay. The deposit serves to guarantee damage and/or costs – in the broadest sense of the word which we may suffer in the event of non-compliance with the obligations of the tenant as a good tenant and the person(s) who the tenant to accompany.
- The deposit or any remainder thereof will be refunded after settlement of claims (damage to inventory/holiday home and/or other costs) will be refunded from us to the tenant within 14 days after departure. Any (further) claims for compensation are not cancelled by this refund.
Receipt key
- A time is agreed with the tenant for the transfer of the key. The lessee is never entitled to keep or duplicate for any reason. If the tenant does so anyway, the tenant will owe a fine of € 500,- without prejudice to the actual costs. The key of Luxerij is made available to the tenant by us on loan. The key remains our property. In case of loss, theft or any other way of losing the key, the renter will be charged an amount due of €100.
- All costs that arise because you do not deliver the house on time will be charged to you. Goods found after your departure, we keep a reasonable period for you, but we do not take any responsibility for this. Forwarding at your expense.
- If the tenant and/or other users have locked themselves out of the de Luxerij holiday home, € 50.00 can be deducted for this charge. This is deducted from the refund of the deposit. as a check, the tenant may ask you to first check legitimize before handing over the copy key.
Cancellation
Cancellation by the tenant must always be done in writing (by mail or by email). The following rules apply:
- If cancelled up to 42 days before the day of arrival, 25% of the rent will be charged.
- In case of cancellation from 42 days to 28 days before the day of arrival, 50% of the rent will be charged.
- If cancelled from 28 days to 7 days before the day of arrival, 75% of the rent will be charged.
- In case of cancellation from 7 days to the day of arrival, 100% of the rent is due.
- If you have not arrived within 24 hours of the agreed date without further notice, this will be considered as a cancellation and 100% of the rent is due.
- In case of cancellation on our part, any monies already paid will be refunded.
- In the event of cancellation by the tenant, down payments will be made as final cleaning and deposit in accordance with the above conditions refundable.
Stay in the holiday home
- On the day of arrival you can use the holiday home from 4 pm. On the day of departure you will need it to have left the holiday home before 10:00 am.
- The holiday home is non-smoking. Smoking is allowed outside on the terrace.
- No open fire may be used outside (only in consultation with the owner and in the designated places when there is no wind weather) also, no other things such as wood may be burned in the barbecue.
- The use of all facilities in and around the holiday home is at your own risk at all times.
- The rent includes bed linen and (bath) towels. (bathrobes are free on request)
- Always fold up parasols after use and in case of strong wind.
- Do not let the fireplace in the lounge area burn unnecessarily.
- Always close roof windows on the top floor during rain and thunderstorms (the tenant is liable in the event of water damage).
- Barbecuing with the barbecue is allowed. The oven can also be used. These must be left clean before departure. If they are not cleaned after use, we can E 100,- from the deposit.
- It is not allowed to move the barbecue and fire pit.
- The use of gas, water and electricity is included, but we ask you to use it sparingly.
- Subletting is expressly prohibited.
- Stay of more people in a holiday home than agreed on the reservation, or than that applicable to the house maximum of 16 people is expressly not allowed without our permission, unless otherwise agreed in writing. This is possible lead to the premature termination of the rental agreement on our part, without refund of rent.
- Day visits by any guests should always be in consultation with the owner.
- Moving cupboards and beds, as well as sound or television equipment or taking any part of the outside with you inside inventory -except of course crockery, glasses and cutlery for your meal outside- is not allowed.
- Pets are allowed only in consultation with the owner.
- Only use extinguishing equipment in case of fire. Fire extinguishers are available upstairs near the laundry chute on the floor, in massage room and outdoor areas, access lounge area, sauna, terrace and in the work cupboard next to the front door of the entrance hall. The entire property if equipped with smoke and carbon monoxide detectors.
- Due to general tranquillity of the area, it must be quiet between 22:00 in the evening and 08:00 in the morning. We reserve the right in the event of nuisance to refuse the group from then on, also for the other nights booked without refund of paid monies.
- Use of the jacuzzi and swimming pool is not allowed after 22:00.
- Heos volume outside maximum 50% and after 22:00 maximum 25%.
- Climbing in trees and on buildings is prohibited.
- Food leftovers in the waste bins. Do not flush it down the toilet or sink.
- Do not place full garbage bags outside but leave them in the containers at the front of The accommodation.
- It is not allowed to enter the house with wet swimwear. The changing room in the tanning area should be used as changing room. The outdoor toilet must also be used.
- The entertainment and fitness rooms in the basement are privately and to use in consultation
- Do not use glasses and drinks present here.
- The owner lives at the front of the complex completely separated from the rented property. He is always available for questions.
Liability / complaints / damage
- During the relevant rental period in the rented holiday home, the tenant and other users are fully liable for all damage that has arisen to the house, the inventory and all items belonging to the rented object, unless tenant and other users can demonstrate that the damage cannot be attributed to them. We therefore recommend it upon arrival to inspect the holiday home and the inventory for defects and shortcomings. If you notice damage or defects, please report this directly with us.
- We accept no liability for theft, loss or damage of or to goods or persons, of any nature whatsoever, during or as a result of the stay in the holiday home. We accept no liability for nuisance caused by construction activities on the access and main roads or surrounding, etcetera. in the vicinity of the rented holiday home. We do not accept liability in the event of failure or deactivation of technical equipment, including the wellness and swimming pool, utilities, the non- functioning or partial non-functioning of the internet.
- The costs of normal maintenance and repair of defects are for our account of the tenant. If defects occur, the tenant must immediately inform and inform us of this and follow our instructions as much as possible. Possibly costs incurred by the tenant in this connection will be charged to the tenant by us against submission of itemized invoices refunded.
- De Luxerij has a (wireless) internet connection that the tenant can use. it is strictly forbidden downloading/uploading or streaming illegally from the internet! There are high fines for this and it is strictly controlled. The tenant is responsible and liable for its own internet use and if fines are imposed, these will be charged to the charged to tenant. The personal data of the renter/offender will be processed at the request of authorities/copyright holder(s). Made known. - If you still want to submit a complaint, this must be done in writing within 14 days after leaving the holiday home motivated to be submitted to us.
Departure and final cleaning
Final cleaning costs are € 300.00 per stay. The tenant must ensure waste separation as indicated on the waste containers. Glass containers are available at supermarket plus in Ruinen. The tenant is liable, without judicial intervention, for all fines, costs, damage suffered by the lessor when the instructions regarding.
Waste separation are not complied with the holiday home must be left in the following manner:
- Leave the house spotless.

- Report any breakage and/or damage to the lessor.
- The cleaning supplies are located in the entrance hall next to the front door.
Applicable law
Dutch law applies to all these terms and conditions and to the provisions of the rental agreement.
after booking the Luxerij, the tenant automatically agrees to these terms and conditions.
